No, the building's primary use remains unchanged. The temporary deviation from its usual use is not a relevant factor.

What kind of buildings are suitable?

Almost any building can be considered suitable, as long as it is windproof, watertight, and has access to electricity and cold water. We have the capability to install temporary bathroom and kitchen facilities, which can be easily removed before returning the building to its original condition.

Will the Empty Property Tax be affected?

Our team is well versed on property taxes, such as the Federal Underused Housing Tax Act (UHTA) and the Vacant Home Tax (VHT) in Toronto. Please get in touch for more information about tax exemptions, which have the potential to save on costly vacant property taxes.

Can Property Protectors obtain tenancy rights?

Do you charge a management fee?

What are the Property Protector contract terms?

Prospective property protectors undergo interviews and background checks (previous landlord references, criminal record check, employment history etc.), then receive a thorough orientation before being presented with our formal contract and Terms and Conditions (T&Cs).

This ensures they have a clear understanding of their role and responsibilities as property protectors. Each property we manage has specific Terms and Conditions tailored to the contract, which we discuss based on individual preferences.

Property Protectors are aware that we operate as a professional Property Protection Company, distinct from traditional Letting Agents or Landlords offering standard ASTs (Tenancy Agreements).

When our client's contract concludes, the Property Protector’s License agreement also ends, and they are granted a 28-day Notice period to vacate the premises.

While we make efforts to relocate Property Protectors to other available rooms, we cannot provide guarantees in this regard.
